Distress sales comprise about 30.5% of the Arroyo Grande real estate market in the first half of 2012; in the first half of 2011 that figure was 35%.  So, less distress sales with the 8% increase in overall sales during that period.  So, it may be that traditional sellers are sticking a toe into the Arroyo Grande real estate marketagain.  Average list price decreased by 7%, and average sales prices followed suit with a 6% decrease.
